Cancellation policy

We are a small scale family business that has only 9 rooms to offer. This makes cancellations a lot heavier for us to bear than it is for a regular hotel that has up to several hundred rooms to choose from. We therefore have a cancellation policy that might differ slightly from what you might be used to at hotels. We hope that you understand this, and we apologize for any inconvenience. The policy is set this way in order to ensure that we can keep offering rooms at the same low prices we have today!

That said, the cancellation policy that applies to your booking also depends on whether it's a standard booking or a special discounted price. Also there is a stricter cancellation policy that applies if you book a whole house or more than 10 nights. The terms and conditions corresponding to each offer will be made clear to you in the booking process so you can choose what suits you best, but here is a breakdown:

Standard bookings - guarantee with credit card

For standard bookings of single or double rooms up to 10 nights, cancellations can be made without any charge until 5 days prior of your stay. Any cancellations closer than 5 days from the check-in date will be billed with 50% of the room charge.

Cancellations less than 24 hours prior to the date of arrival will be billed the full room rate.

This applies to your booking as a whole, i.e. if you have booked a room for 6 nights and you cancel the booking the day before (less than 24 hours before 12.00 / noon on your arrival day) you have to pay the full price for all of the nights, even if 5 of them are more than 24 hours away. The same goes for the 50% deal.

As an example, if your date of arrival is on a Thursday, any cancellations made later than Wednesday at 12.00 / noon will be billed at the full room rate, and any cancellations made later than Saturday at 12.00 / noon the week before will be billed with 50% of the full room rate.

No refunds are given after check-in.

Discounted, non-refundable offers - pay in full at the time of booking

If you are 100% sure you will not need to change or cancel your booking with us, you can save some cash by opting for our discounted special offers listed on our online booking engine (only bookable this way). Special terms apply to these bookings:

  • Full prepayment (by PayPal / credit card) is required at the time of booking
  • NO cancellations
  • NO refunds
This type of booking is to be paid in full by PayPal or a credit card at the time of booking. You CANNOT change or cancel your booking later on. In the case of a no-show, we reserve the full right to sell the room to someone else after the first night. If you think you may have to change or cancel the booking, please choose our standard rate to be guaranteed with a credit card instead (see above).

Longer bookings or booking of a whole house

For bookings of a whole house or for bookings that last more than 10 nights, a stricter cancellation policy apply. This is because late cancellations of such bookings is a lot harder for us to bear than individual rooms or shorter stays, which is a lot easier to sell again to someone else. Therefore the following apply for bookings of a whole house and for bookings of more than 10 nights:

Cancellations can be made without any charge up until 14 days prior of your stay. Any cancellations closer than 14 days from the check-in date will be billed with 50% of the room charge.
Cancellations less than 7 days prior to the date of arrival will be billed the full room rate.

This applies to your booking as a whole, i.e. if you have booked a house for 6 nights and you cancel the booking 6 days before (we count from 12.00 / noon on your arrival day) you have to pay the full price for all of the nights, even if 5 of them are more than 7 days away. The same goes for the 50% deal.

No refunds are given after check-in.
